We visit the flat to ensure that they meet our standards, and we check that the landlord is the legitimate owner of the property.
We take photos of the properties to show to potential tenants, and we have customer service phone numbers for any questions that the client may have.
Services offered to landlords or letters in Barcelona
Landlords can contact us by phone, or by filling in the registration form and becoming part of our portfolio of properties. The landlord must also be the owner of the property.
We make it our duty to:
- visit the apartments to personally ensure that they meet our standards.
- take photos of the property.
- advertise the property.
- present a selection of appropriate (according to our clients' needs) and responsible candidates to the landlord, i.e. we choose the ideal tenant.
- accompany potential tenants on visits to the property.
- draw up the contract (in consultation with a solicitor specialising in the property sector), if required.
- act quickly, so the landlord can make the most out of their property.
Cost of using our service to rent a flat
Tenants pay the fee, equivalent to one month's rent plus 18% VAT. This covers all contract charges. Our service is therefore free to the landlord.
Viewing flats is free of charge; in addition, we are unlike many agencies who charge you up front for a list of properties that generally doesn't contain any valid offers (i.e. we don't waste your time).
Rent on-line
It is possible to rent a flat without having visited it previously. This service can be particularly useful for people outside Barcelona or Spain wanting to ensure that they have a flat upon their arrival.
The process is as follows:
- The client finds a flat that interests him on our website and contacts us to obtain maximum information in order to avoid unpleasant surprises on arrival.
- The client sends us the required information (CV, photos, payment methods for monthly rent and dates of arrival and departure).
- The customerīs details are examined by the landlord who then decides if he will rent him the flat. If the landlord agrees, the client will be able to reserve the flat by prepaying half a month rent, deducted from the 1st month´s initial cost.
- On arrival in Barcelona, the client must sign the contract, complete the agreed remaining payments and in return he will be given the keys to the flat.
- In order to complete the contract we need the following information from the tenants: Full name, address, passport or national identity card number. Generally the payments expected when signing the contract are: a 2 month deposit fee, the value of 1 month´s rent as agency fee + 18% VAT. These costs may vary depending on the flat, on the time of year, etc.
